Marian Anderson Place Redevelopment

Background

The City regards the Marian Anderson site as a significant parcel and a transformative redevelopment opportunity for economic advancement within the Newtown community and the broader City.The City of Sarasota acquired the Marian Anderson Place site in April 1944. The site functioned as an unlicensed landfill until the early 1960s; excavated areas were filled with debris and subsequently covered with soil from the site. Despite its closure in the 1960s, debris remains present just below the land surface to depths of up to 12 feet, and the soil and groundwater at the site contain elevated levels of heavy metals and other organic compounds.    Currently the Buyer, Newtown Gateway LLC, and the City, are actively collaborating in good faith to meet the commitments outlined in the original Purchase and Sale Agreement ("PSA"). The PSA recognizes the Buyer's plan to subdivide the property into two separate parcels: a northern parcel earmarked for development as a healthcare clinic and medical office complex, which is an allowable use by right under the current zoning regulations; and a southern parcel designated for light industrial purposes, which requires a Comprehensive Plan Amendment and rezoning.
