Exploring Sarasota’s Business and Commercial Landscape

To better understand and support economic growth across the city, Sarasota has been strategically divided into four distinct Business Community Areas: North, South, Central, and East. Each area reflects unique characteristics, development potential, and investment opportunities shaped by its history, location, and community assets. This breakdown allows for targeted planning, tailored support, and a deeper look into the strengths and needs of Sarasota’s diverse business environment. North Area - Tech, Education and Transportation Hub

Sarasota’s North Area is undergoing significant development, positioning it as a hub for economic growth and innovation

  • Sarasota Bradenton International Airport (SRQ) - SRQ has recently unveiled a 75,300-square-foot terminal expansion, adding five new gates and a four-lane security checkpoint. This development aims to accommodate over 1 million passengers in 2025. Looking ahead, the airport's master plan envisions handling up to 8 million passengers annually by 2050, necessitating further expansions, including additional gates and enhanced facilities.
  • Ringling College of Art and Design - Ringling College is advancing its campus with the construction of the Signature Academic Building at the intersection of North Tamiami Trail and Dr. Martin Luther King Jr. Way. This facility is designed to serve as an admissions hub and provide additional learning spaces, with a targeted opening in 2027.
  • New College of Florida - New College has unveiled an ambitious campus master plan, which includes the development of new academic buildings, housing, conference facilities, and sports and athletic fields. The expansion aims to enhance student life and accommodate a growing student population. However, some aspects of the expansion have raised concerns among residents, particularly regarding environmental impacts.
  • Marian Anderson Site & Newtown CRA - The 13.2-acre Marian Anderson site, a designated brownfield within the Newtown CRA, is undergoing remediation to address environmental contamination. Plans for the site's redevelopment include the construction of a medical plaza and light industrial facilities, aiming to stimulate economic growth and provide job opportunities for the Newtown community.

These initiatives collectively underscore Sarasota's commitment to fostering economic development, enhancing infrastructure, and promoting innovation in its North Area.

Central Area - Urban Core

Downtown Sarasota is a vibrant hub of culture, creativity, and community, offering a rich tapestry of experiences for residents and visitors alike. Here's an overview of some key attractions and initiatives that make this area unique:

  • Downtown Sarasota: A Walkable Urban Core - Downtown Sarasota is considered a "Walker's Paradise," making it easy to explore its diverse offerings on foot. The area boasts a mix of restaurants ranging from casual eateries to gourmet dining, as well as bookstores that have served the community for over three decades, specializing in antiquarian and rare books.
  • Fresh Fridays: Monthly Community Celebrations - Fresh Fridays is a free monthly event series held on the first Friday of each month, transforming different areas of downtown into lively venues featuring themed entertainment, food, and cultural experiences. These events aim to elevate downtown Sarasota as the premier destination in the region. 
  • Marie Selby Botanical Gardens: A Living Museum - Located on South Palm Avenue, the 15-acre Marie Selby Botanical Gardens is renowned for its extensive collection of epiphytes, including over 5,500 orchids. The gardens have undergone significant enhancements, including the addition of the Living Energy Access Facility (LEAF), making it the first net-positive energy botanical complex globally.
  • Burns Court: Historic Charm Meets Eclectic Shopping - Burns Court is a historic neighborhood featuring 1920s-era bungalows that house an eclectic mix of shops offering art, antiques, home décor, and gifts. The area is known for its pedestrian-friendly layout and hosts various cultural events, adding to its unique charm.
  • Van Wezel Performing Arts Hall: A Cultural Landmark - The Van Wezel Performing Arts Hall is a key cultural venue in Sarasota. Plans are underway for a new performing arts center as part of The Bay Park redevelopment, aiming for completion by 2028. The new facility will include a 2,100-seat main hall and a 300-seat flexible performing space, enhancing Sarasota's reputation as a leader in the arts.
  • The Bay Park: Transforming Sarasota's Waterfront - The Bay Park is a 53-acre redevelopment project along Sarasota Bay, aiming to create an inclusive and welcoming community waterfront destination. The master plan includes the addition of restaurants, boat ramps, and a food village, integrating the park's natural beauty with urban living.
  • Mote Marine Laboratory & Aquarium: Expanding Marine Science - Mote Marine Laboratory & Aquarium is expanding with the construction of the new Mote Science Education Aquarium (Mote SEA) at Nathan Benderson Park. Slated to open in early 2025, the facility will feature 1 million gallons of animal habitats, hands-on teaching labs, and interactive exhibits, significantly enhancing marine science education and research capabilities.
  • St. Armands Circle: A Historic Shopping and Dining Destination - St. Armands Circle, envisioned by circus magnate John Ringling, is a historic shopping and dining district featuring over 100 stores, sidewalk cafes, and tropical gardens. Known as the "Jewel of Sarasota," it serves as a connection between Downtown Sarasota and Lido Beach, offering a unique blend of retail and culinary experiences.
  • Payne Park: A Hub for Recreation and the Arts - Located on the eastern edge of downtown, Payne Park is a central recreational area. The City Commission has approved a lease agreement with The Players Inc. for the Payne Park Auditorium Building, aiming to enhance the park's role as a hub for community events and performing arts.
  • Limelight District: Sarasota's Emerging Creative Enclave - The Limelight District, situated just outside Downtown Sarasota, is an emerging hub for artists, makers, and innovative businesses, housing over 100 independent enterprises. Anchored by a vibrant creative arts scene, the district offers unique shopping and dining experiences.

South Area - Wellness Hub

Sarasota's South Trail area, emphasizing its healthcare excellence, vibrant community, and transformative developments: Healthcare Excellence:

  • SMH RENEW Program: An innovative lifestyle medicine initiative focusing on holistic health through exercise, nutrition, mindfulness, and community support, aiming to alter disease processes and promote overall well-being.
  • Southside Village District -  Located along Hillview Street, this family-friendly district offers a blend of chic boutiques, diverse dining options, and entertainment venues, fostering a vibrant neighborhood atmosphere.
  • The Crossings at Siesta Key - Mixed-Use Redevelopment: The former Southgate Mall is being transformed into a mixed-use lifestyle center, featuring up to 848 residential units, retail spaces, and offices.
  • Bath & Racquet Residences and Club - Luxury Living: A redevelopment project offering 256 high-quality condominium units across four buildings, designed with hurricane-proof construction and modern amenities.

East Area - Gateway Corridor & Recreation

Sarasota's East Side, emphasizing its recreational spaces, community initiatives, and infrastructural developments:

  • Bobby Jones Golf Club & Nature Park Historic Transformation - Bobby Jones Golf Club, Sarasota's historic municipal course, has been revitalized into a 27-hole facility, featuring an 18-hole Donald Ross-designed course and a 9-hole adjustable par-3 course.
  • Nature Park Addition - The eastern portion of the property now hosts a 90-acre nature park with trails for walking and biking, repurposed from former golf cart paths.  
  • Environmental Stewardship - A conservation easement ensures the 307-acre site remains dedicated to recreation and green space in perpetuity.     
  • East Main Street & Legacy Trail Connection Community Hub - East Main Street offers neighborhood restaurants and shops, serving as a welcoming stop for cyclists embarking on the nearby Legacy Trail, which begins in Payne Park.   
  • Fruitville Road (SR 780) Corridor Vision Complete Streets Initiative - The Florida Department of Transportation's Corridor Vision Plan for SR 780 aims to enhance the 6-mile stretch from US 301 to just east of I-75. Proposed improvements include wider sidewalks, protected bike lanes, medians, and additional landscaping to promote safety and aesthetic appeal.  
  • Gateway Enhancement - As a major east-west connector, efforts are underway to establish Fruitville Road as a welcoming gateway to the city, incorporating signage and streetscaping elements to reflect Sarasota's commitment to natural beauty and community-friendly design.
