Community Workshop - Application 19-CW-05

Fruitville RdA community meeting is being held to discuss a Major Conditional Use and Site Plan of 0.34± acres of property located at 535 Caruso Place. The subject property comprises one parcel zoned Residential Single-Family 3 (RSF-3) and currently developed with a single-family detached residential dwelling. The property’s currently adopted Future Land Use Map classification is Single Family – Low Density. The RSF-3 zone district is an implementing zone district for the Single Family – Low Density classification.

The proposal is to improve the existing single-family dwelling by transitioning it into a preschool facility. The property’s current RSF-3 zoning requires a Major Conditional Use and an accompanying Site Plan for approval of a day care and/or preschool. The preschool will be offering services for up to 18 children between the ages of two and five, and will be operating Monday through Friday between the hours of 8:00 a.m. and 5:00 p.m. Access to the preschool will be from Caruso Place and include five parking spaces. Two additional parking spaces for employees will be provided in the rear and will include a new driveway access from Lockwood Ridge Road. Buffering will be provided per Zoning Code requirements.
